How much is my property worth?

There are so many factors to consider when we advise you on the rental value of your property. It’s not a ‘one size fits all’ approach, we consider the location, age of the property, fixtures and fittings, interior presentation, local amenities, demand and current market conditions to identify who it will appeal to as well as how much it will let for.

We like to meet with the tenant face to face, (old fashioned- I know) as well as contacting their previous landlords, current employers and bankers, we carry out full credit searches and we check their online profiles too.

Getting the details right

We’ll make sure that the correct tenancy agreement is used and served with all the appropriate pre-tenancy documentation, as well as checking that your property is compliant with all current legislation, so that your tenancy will run smoothly from start to finish.

We’ll be sure to inform you of all your obligations as the landlord and will do the same with your tenant, setting out expectations clearly from the start.

Inventory of Contents

Before the tenancy starts, we’ll prepare a detailed written and photographic record of the property which will record the contents and their condition, playing a vital part in the end of tenancy process.

It’s over to you

If you have selected our Let Only Service, this is the point at which we hand everything over to you.

We’ll pass on the first month’s rent (less our fee) and the deposit for you to protect.

The tenants will be given your contact details and your bank account information so they can pay their rent direct to you.

But don’t worry, we’re only a phone call away, if you need us.

Together with our team of carefully vetted local tradespeople, we’ll take care of all your property maintenance needs, providing you with 2 quotes where possible so you have options.

Property Visits

We’ll carry out mid-term and annual inspections to ensure that your property stays in tip top condition and to catch anything that needs to be addressed as early as possible.

Paying Bills

We’ll take care of the prompt payment of your maintenance invoices, so you don’t need to worry about this and we’ll look after the utility switchover at the start and end of each tenancy.

Compliance

Our efficient systems will automatically renew and update your safety certificates and ensure that you don’t ever need to worry about changing government regulations.

Rent

Our robust rent collection process means we will collect the rent and chase any arrears. We work hard to keep your tenant in good standing and we’ll always keep you in the loop too.

Communication

Throughout the tenancy and at the end, we’ll handle all the communication with your tenant, 24/7, which means we can deal with every type of enquiry at every hour of the day or night.

Our policy of ‘no surprises’

We make sure that you always know what’s happening with complete transparency, we practice a policy of ‘no surprises’ which means that we give you a ‘head’s up’, with good news and bad, whether that’s of impending maintenance or news of a change in your tenant’s circumstances.

We give you direct access to your own online platform, 24/7 so you can view all the key documents, maintenance history, contractor bills or download invoices and statements at your own convenience. We’ll also communicate in your preferred style, as often or as little as you wish.
